SLA launches tender for senior co-living concept at 98 Henderson Road
The Singapore Land Authority (SLA) has launched a Price-Quality tender for a 77,551 sq ft site at 98 Henderson Road.
The allowable use of the property is for serviced apartment (co-living) use, and the site is envisioned as a new inter-generational residence that promotes independent senior living and active ageing.
According to SLA, the site will be leased for an initial tenancy term of four years, with an additional tenancy term of three years, subject to the government's discretion.

The state property on Henderson Road consists of a four-storey building, a single-storey building, and a guardhouse. The buildings have a total estimated gross floor area of 40,361 sq ft. The site also contains seven surface car park lots and a handicap lot.
According to the latest Master Plan, the site is restricted as a “reserve” plot with no specific land use. The terms of the tender also state that the minimum stay for serviced apartments on this site is one week, and a hotel licence is not required. In addition, F&B and retail use will not be permitted on the site.
The site used to accommodate a student hostel managed by yo:ha, and it is next to Econ Care Residence (Henderson), a nursing home managed by Econ Healthcare Singapore.
A site visit organised by SLA will be held on July 2 and July 9, and the tender for the lease of this state property will close on Aug 7.
