Guoco Midtown secures inaugural Top Commercial Property Award
Guoco Midtown has captivated both judges and the public, winning the Top Commercial Property Award and the People’s Choice Award for Commercial Property at this year’s EdgeProp Singapore Excellence Awards (EPEA). The ceremony took place at the Shangri-La Hotel on Oct 30.
Guoco Midtown is GuocoLand’s newest mixed-use development along Beach Road. The property integrates a 30-storey Grade A office tower, a five-storey Network Hub, 30,000 sq ft of retail and lifestyle space and Midtown Bay, a 219-unit luxury residence, on the 226,300 sq ft site. The site also includes the conserved former Beach Road Police Station, now renamed Midtown House. This heritage property has been repurposed, with a restaurant on the ground floor and office space above.
GuocoLand also considers Midtown Modern, its 558-unit residential project located on an adjacent site along Tan Quee Lan Street, as part of Guoco Midtown. The pure residential project is being jointly developed by GuocoLand and Hong Leong subsidiaries, Intrepid Investments and Hong Realty. Once completed, it will be directly linked to Guoco Midtown via an underpass. The underpass also links both developments to the Bugis MRT Interchange Station, which serves both the East- West and Downtown Lines.

GuocoLand collaborated with Singapore-based DP Architects to foster an intimate community atmosphere in its ground-floor retail and lifestyle space at Guoco Midtown. The design features a network of pedestrian streets and laneways between retail units, enhancing integration with the surrounding environment. As a result, commuter traffic can flow seamlessly through Guoco Midtown from Bugis MRT Interchange Station into neighbouring developments. Next year, GuocoLand plans to enhance accessibility further by constructing an overhead bridge across Nicoll Highway, linking Guoco Midtown to Suntec City. Three architecturally distinct public squares — Midtown Market, Midtown Square, and Midtown House — anchor the space. Judges were particularly impressed by GuocoLand’s plans to activate these public squares to host wellness events and festive celebrations to attract families, local shoppers and tourists to the area. The developer has partnered with organisations such as the Health Promotion Board’s Healthy Workplace Ecosystems to offer free wellness classes on-site. For office tenants and residents, access within Guoco Midtown is facilitated by the Network Hub, a centrally located building that connects the office tower, retail spaces, and luxury residences.Abundant amenities for office tenants
The Network Hub houses an assortment of amenities, catering to the dynamic business needs of its office tenants. The ground floor of the Network Hub features a members-only lounge anchored by a café called Workspace Grains + Café by Cedele. One floor up, the Network Hub houses an open-plan hot desking area, soundproof focus pods, meeting rooms and a 160-seater conference room. The rooftop level hosts a 40m lap pool and an exclusive 18-person capacity dining and meeting room. The fourth and sixth floors sport double- height ceiling offices designed to hold overflow staff should office tenants require extra space. Facilities at the Network Hub are exclusive to Guoco Midtown’s residents and office tenants. Meanwhile, Guoco Midtown’s office tower features an outdoor wellness station and running track on the seventh floor. The tower’s rooftop, with its barbeque pit and landscaped outdoor bar area, offers panoramic views of the surrounding area.Over 100% landscape replacement
Guoco Midtown is certified Green Mark Platinum by the Building and Construction Authority (BCA) for its sustainability initiatives. The site boasts 3.8 ha of landscaped areas on a plot spanning just 3.2ha. The landscaped areas consist of 30 thematic gardens spread across the property from the ground-floor public areas to the office tower’s landscaped rooftop. The site is home to over 350 species of flora, including several rare and endangered native species. A fully automated irrigation system harvests rainwater and subsoil dripping to offset 20% of the required water needed to sustain the landscaping. In addition to providing visual relief, the plants help to passively cool the development by capturing sunlight and through natural ventilation.
