Parc Komo bags four awards, tops out for the mixed-use development category

This year, freehold condo Parc Komo garnered significant recognition at the EdgeProp Singapore Excellence Awards (EPEA), winning the Top Development award for a completed mixed-use development. Developed by the former Chip Eng Seng Corp (now part of SingHaiyi), Parc Komo also took home awards for Landscape Excellence, Design Excellence and Innovation Excellence. Strategic positioning within attractive locality

Parc Komo is located on Jalan Mariam, off Upper Changi Road North. The mixed-use development comprises a 276-unit residential component across 10 low-rise, five-storey blocks and a retail podium, Komo Shoppes. There are 28 retail units fronting Upper Changi Road North. They are spread across two levels and 32,000 sq ft floor space. Komo Shoppes is unique to its surrounding neighbourhood as it offers diverse retail options in the private housing enclave at Jalan Mariam, Toh Heights and the Flora Road-Flora Drive area. It is anchored by the FairPrice Finest supermarket, and services such as an Anytime Fitness gym, a pet grooming service, enrichment centres, and a family clinic.

Other than Komo Shoppes, Parc Komo is about a five-minute drive from the Loyang Point shopping mall in Pasir Ris and eight-minutes from Jewel Changi Airport, which has a wide range of F&B and retail offerings. It is also within walking distance of the upcoming Loyang MRT station on the Cross Island Line, which will connect residents in the area to the north and west of Singapore, including the future Jurong Lake District. Loyang MRT station is expected to begin operations by 2030.

‘Transcendent design’

During a site visit to Parc Komo, the judges were impressed by its serene, resort-like ambience. Parc Komo’s design architect, Park + Associates, successfully created an oasis for residents, effectively distancing the project from two austere neighbouring structures: Changi Prison and the Jalan Mariam NEWater Booster Station. Parc Komo has leveraged its lush landscaping to create a seamless flow throughout the spaces, offering residents a comfortable experience as they move through the development, observes Seah. From Komo Shoppes, residents enter the private residences of Parc Komo through a “bioswale portal” — a gated entryway framed by cascading greenery that wraps around the entire development.

“When you step through this portal into Parc Komo, the design and landscaping are breathtaking,” Seah remarks. “It’s truly commendable for a development to be not only aesthetically pleasing but also to spark joy.”

Design excellence

Other aspects of the development’s design contribute to a balanced integration of spaces. The balconies of the units vary — with some extending outward and others recessed into the structure. This approach reduces the building’s visual heaviness, creating a more dynamic and less monotonous appearance. They have deep balconies, some of which are fitted with screens to provide shading and enhance residents’ comfort. The landscape design also creates intimate green spaces between residential blocks and enhances Parc Komo’s tropical sanctuary vibe. Interesting features include a meandering stream, yoga decks and a picturesque grotto beneath sculptural trees.
