Lumina Grand takes the lead with its smart home innovations

The highly anticipated launch of Lumina Grand, a 512-unit executive condominium (EC) by City Developments Ltd (CDL), in January this year saw 269 units (53%) snapped up by eager homeowners. The EC set an average selling price of $1,464 psf on its launch weekend. Less than two months later, a second round of balloting for second-time buyers moved an additional 61 units, bringing the total sales to 351 units (69%) at the time. The average price ticked up to about $1,512 psf. By the end of October, the EC has sold about 434 units (85%), with average selling price at about $1,512 psf. The judges at the EdgeProp Singapore Excellence Awards 2024 echoed homebuyers’ enthusiasm for this EC project by conferring two prestigious awards — Top Executive Condominium and Innovation Excellence in the uncompleted residential (non-central) category. Sited at the junction of Bukit Batok West Avenue 5 and Bukit Batok Road, Lumina Grand is the second new EC project taking shape in the established Bukit Batok West neighbourhood. Its neighbour is the 360-unit Altura which is jointly developed by Qingjian Realty and Santarli Realty. Both EC projects are on the fringe of Tengah, the newest HDB town being developed by the government as part of its broader master plan for the Western Region, which includes the nearby Jurong Innovation District and Jurong Lake District. In 2022, CDL outbid three other developers to win the Government Land Sale (GLS) tender for the EC site that it would develop into Lumina Grand. The mainboard-listed developer paid $336.07 million for the 179,000 sq ft site, which translates to a land rate of $626 psf per plot ratio. Lumina Grand consists of 10 residential blocks, each between 12 and 13 storeys tall. The unit mix comprises three-bedroom units of 936 to 1,109 sq ft; three-bedroom premium units of 969 to 1,173 sq ft; four-bedroom units of 1,141 to 1,453 sq ft; and five-bedroom units of 1,496 to 1,711 sq ft.

The judges were impressed by Lumina Grand’s suite of smart home technologies and innovations that enhanced the lifestyles of residents. As a result, the EC scored top marks for its use of technology and relevance to the resident community. A key feature is the provision of a smart home gateway for each household, enabling centralised control over various connected devices and systems. This gateway also allows residents to monitor their energy consumption in real time. Other technologies enhance the overall safety and security of the development through features such as pre-registering guests and visitors, and a secure parcel station for packages. Lumina Grand also scored well in other metrics such as its design considerations for unit layouts, meaningful landscape design, and high sustainability credentials.

The judges noted that all units were designed with removable walls between the living room and bedroom, which gives homeowners greater flexibility in designing a home layout that can suit different uses and multigenerational needs. The landscape design is also noteworthy for fostering a sense of place by strategically integrating facilities within the architectural framework. This layout enhances social connections by offering communal spaces where residents can interact and participate in shared activities. The development embraces biophilic design through extensive landscaping, promoting well-being and a sense of harmony with nature. The first EC project to attain this was Copen Grand, CDL’s joint-venture project with MCL Land.
