Clavon's resort-style ambience clinches double win for landscaping and sustainability

Clavon, a 640-unit private condo at Clementi Avenue 1, exemplifies UOL Group's "next-generation" developments. Conceived in early 2020 – at the height of the Covid pandemic, when most people were working from home (WFH) - the concept focuses on "abundant greenery and water, sustainability and community," said Liam Wee Sin, CEO of UOL Group back in mid-2020. Developed jointly with Singapore Land Group, Clavon was launched in December 2020. Within the first weekend of its launch, 70% of the units were taken up at an average price of $1,640 psf. By mid-September of 2022, the project was entirely sold. Completed in April 2024, sub-sales of units have averaged $2,142 psf, based on caveats lodged between July and October, which is 30.6% higher than the average launch price. Designed by P&T Consultants, Clavon has two 37-storey towers on a 178,069 sq ft, 99-year leasehold site. All the tower units have a north-south orientation, maximising both views and cross-ventilation.

Index Design is the interior designer for the 640 units, which are a mix of one-bedroom-plus-study to five-bedroom apartments. Landscape architect Ecoplan Asia was the landscape designer. Given the natural sloping terrain of Clavon's site, a dual-level entertainment deck with a tropical resort-style ambience was created. "We wanted residents to be immersed in greenery, with spaces for cycling, walking, jogging, and spending time with family and friends," said UOL's Liam. "That's why all our developments prioritise greenery, wellness, and outdoor amenities." The upper deck features a 50m lap pool, cabanas and air-conditioned pavilions nearer the residential blocks. The gym and social space fronting the lap pool is designed as a tranquil zone, more suited for smaller, intimate group gatherings. The social space is designed as a lounge and workplace where residents can relax or work from home. The spa pavilion on the lower deck
On the other hand, the lower deck caters to families with children, with the children's pool and playgrounds on this level. A cascading waterfall separates the upper and lower decks. A spa pavilion overlooks the waterfall and has lounge sofas for people to relax and enjoy the view. The lush landscaping complements the soothing sounds of the waterfall and water features. Together with the setback area, they serve as a buffer from nearby developments and the Ayer Rajah Expressway. To maximise space for greenery, the developer utilised the site's natural slope to create a basement car park, reducing the need for extensive excavation and minimising cut-and-fill and carbon emissions. The cascading green landscapes and water features also serve to camouflage the basement car park. "I like projects where the developer was presented with a site constraint and succeeded in not just overcoming it, but turning it into a positive attribute," says Sky Seah, academic director at the Department of Real Estate, NUS Business School, National University of Singapore (NUS), who is on the judging panel for EPEA 2024. "Clavon demonstrates just that with its two-tier facilities deck with the waterfall and lush greenery that draws you in."

UOL Group is one of the frontrunners in sustainability and developing projects using prefinished prefabricated volumetric construction (PPVC), where modular units are prefabricated in a factory and assembled on-site. Abortive works and construction waste associated with conventional construction methods are minimised, as well as noise and air pollution on site. The units in Clavon feature WELS (Water Efficiency Labelling Scheme) certified water fittings and are provided with water-efficient washing machines with a WELS 'Good' rating or above.
