Three-storey detached house in Bukit Timah for sale at $12.5 mil

SINGAPORE (EDGEPROP) - A 999-year leasehold detached house along Hua Guan Avenue, off Dunearn Road in Bukit Timah, has been put up for sale for $12.5 million. The three-storey property sits on a land area of about 4,720 sq ft. This works out to a land rate of $2,648 psf. The house will be sold with vacant possession. Tricia Tan, director of auction and sales at Knight Frank Singapore, says the owner is selling the house to upgrade to a bigger residence. The house was constructed in 1998 and boasts a built-up area of approximately 5,000 sq ft. It features seven en suite bedrooms, a helper’s room, an indoor swimming pool and a garden lawn. Several full-height glazed windows allow ample natural light to flood the interior. At the front, a covered porch accommodates two to three cars. Tan says the owner renovated the house after purchasing it, most of it on the attic floor. According to a caveat lodged in June 2021, the owner acquired the property for $8.08 million, translating to $1,712 psf based on land area. Prior to this, the previous owner purchased the house for $3.36 million in November 2006, as recorded in the only other lodged caveat. The property is located within a landed residential enclave in Bukit Timah bounded by Hua Guan Avenue, Rifle Range Road and Dunearn Road. The area largely includes a mix of semi-detached and detached properties, as well as Good Class Bungalows (GCB) in the Binjai Park, Kilburn Estate and Swiss Club Road GCB areas. The most recent caveated transaction for a detached home within 500m of the property for sale was a 999-year leasehold, two-storey detached house along Hua Guan Avenue, completed in 2019. It has a land area of 4,777 sq ft and was sold in October 2023 for $13.14 million, or $2,750 psf.

Knight Frank’s Tan also says the property is conveniently located near various shopping and dining options, with Holland Village, Dempsey Hill and the Orchard Road shopping belt just a short drive away. The neighbourhood also offers a range of retail and lifestyle amenities, including Beauty World Centre on Upper Bukit Timah Road, Bukit Timah Plaza on Jalan Anak Bukit and KAP Mall in King Albert Park. She adds that many well-established schools, such as Methodist Girls’ School (Primary and Secondary), are within 1 km of the property, making it ideal for families with school-going children. The property is also close to green and recreational areas, including Mayfair Park and Rifle Range Nature Park.
