Grand Dunman: Riding the wave of Kallang’s development into Singapore’s Sports Precinct

Luxury mega-development Grand Dunman is poised to be the centrepiece of several national projects within its proximity due to its strategic location along the Eastern edge of the Central Region. Short cycle to the new sports precinct

Grand Dunman is within 2km of the Kallang Alive Masterplan site, where a series of major infrastructure projects will turn the Kallang area into the new hub for Singapore’s top athletes. This new precinct is just an eight-minute bike ride or a four-minute drive from Grand Dunman. Future residents can look forward to a new indoor arena with a capacity of 18,000, which is larger than the current stadium’s 12,000-seat limit. This upgraded venue will host major sporting and entertainment events, like the concerts held by international music acts such as Taylor Swift and Coldplay earlier this year. The area will also bring together several key sporting associations and the Singapore Sports School, creating a new hub for the nation’s top athletes, supported by state-of-the-art sports facilities. Additionally, the main thoroughfare of the precinct will be transformed into a community sports boulevard for public use. Families with young children, active adults and seniors will particularly benefit from living near these facilities. They provide excellent opportunities for nurturing a passion for sports, whether professional or recreational, from an early age. Additionally, with many Singaporeans spending more time at their desks, staying active is becoming increasingly important for people of all ages.

New green and blue spaces at Long Island

Prime Minister Wong also spoke about the development of Long Island, a land reclamation project off East Coast Park to protect Singapore’s southern coastline from erosion and rising sea levels. An estimated 20km of new coastal and waterfront parks could be added to the East Coast Park area, tripling the length of the current waterline. Grand Dunman will be just a short distance from the recreational and family-friendly amenities planned for the redevelopment. These amenities will include water sports in the new reservoir created by the Long Island project. Residents can also reach East Coast Park in just eight minutes by bike using existing cycling routes or four minutes by car.

Best-selling project

Grand Dunman’s strategic location has attracted significant attention from homebuyers. During its launch weekend in July 2023, it sold 550 units, making it the best-selling project of the preceding two and a half years. Approximately 70% of the units have been taken up since. Units in Grand Dunman comprise a mix of thoughtfully designed one- to five-bedroom residences ranging from 452 sq ft to 2,615 sq ft. There are also exclusive penthouses sized between 2,336 and 3,068 sq ft. The units feature efficient layouts and offer panoramic views of the river, city skyline and sea. The luxury development also offers over 40 condo amenities aimed to attract larger family units, such as an 80m Grand Pool, a Kid’s Pool and a Hydro Massage Pool.
