SLA awards tenders for Dempsey Road properties to Power Moves and Florte Design

The Singapore Land Authority (SLA) and Singapore Tourism Board (STB) have awarded two separate tenders for properties along Dempsey Road. Both tenders come with an initial five-year lease, with the option to extend for a second term of four years. The tenders for both sites closed on May 29 and were evaluated based on price and quality aspects. Power Moves won the tender for 13 Dempsey Road (#01-05 and #01-07) and 13A Dempsey Road. The properties, which are approved for wellness and fitness use, occupy a land area of 9,657 sq ft and have a combined estimated gross floor area (GFA) of 8,783 sq ft. Power Moves is a pilates studio that currently operates at Novena Specialist Centre. The studio submitted a bid of $41,200 per month (pm), beating four other bids for the site. The studio will also offer community initiatives such as outdoor fitness and meditation classes, walkathons and themed pop-up events to draw crowds. Power Moves’ bid of $41,200 pm represents a 8.4% premium over the next highest bid of $38,000 pm that was submitted by Lotusonwater Feng Shui. Other bidders include Theta Collective ($22,000 pm), The Smok Hous ($13,777 pm) and Hub Solutions ($7,007 pm). SLA awarded a separate tender for 13 Dempsey Road (#01-01, #01-02 and #01-06) to Florte Design. The company operates homegrown floral studio The Florté. It beat seven other tender bids for the property, which is approved for creative lifestyle uses. The units at 13 Dempsey Road occupy an estimated land area of 5,423 sq ft and have a GFA of about 4,905 sq ft. Florte Design intends to open a marketplace for retail floral and lifestyle merchandise on the site with an all-day café offering floral-infused drinks. The property will also feature a fitness studio and a versatile event space-cum-photo studio with floral arrangements. In addition, Florte Design intends to work with local artists, musicians and nearby businesses to offer cross-promotional activities and foster community engagement. However, it had the highest combined score based on both price (which carried a 40% weightage) and quality (60% weightage). Curio Home Accents submitted the highest price bid of $40,000 pm. Other bidders include Lotusonwater Feng Shui ($21,700 pm), Maywell Lifestyles ($13,244 pm), V-Zug Singapore ($12,500 pm), Elliott's Antiques ($12,000 pm), Estudio Technologies ($10,800 pm) and Petizen ($5,000 pm). The Singapore Land Authority (SLA) had launched both tenders between March and April, seeking to further enhance Dempsey’s reputation as a unique lifestyle and wellness enclave. “Our efforts to introduce new creative concepts to Dempsey are starting to take shape,” says Carrie Wong, director of business planning and development division at SLA. She adds that the higher weightage of the quality component in recent tenders at Dempsey is a testament to SLA’s efforts in seeking concepts that will inject vibrancy to the precinct.
