Five shophouses in Kreta Ayer Conservation Area up for sale

In the Kreta Ayer Conservation area of Chinatown, five shophouses have been put up for sale by tender. The shophouses are under receivership, with the sale conducted by FTI Consulting. The three freehold shophouses at Mosque Street include a double-storey shophouse at 6 Mosque Street, and a pair of adjacent three-storey shophouses at 22, 22A and 22B Mosque Street as well as 23 Mosque Street. The two remaining shophouses are adjacent three-storey units at 202 and 204 South Bridge Road and are 999-year leasehold. All the two- and three-storey shophouses were built in the Transitional, Late and Art Deco styles of the early 1900s to the 1960s. They are zoned for commercial use and are not subject to additional buyer's stamp duty. The shophouses are also open to foreign buyers. The shophouse unit at 6 Mosque Street has a gross floor area of 3,061 sq ft, while the adjacent double-storey shophouses at 22 and 23 Mosque Street have a combined gross floor area of 7,467 sq ft.

Meanwhile, the two shophouses at 202 and 204 South Bridge Road are amalgamated 3-storey pre-war intermediate shophouses with mezzanine levels, and have a combined gross floor area of 6,869 sq ft. All five commercial shophouses are in prime central locations, just a few minutes walk from the Chinatown, Maxwell and Telok Ayer MRT stations. The units are also close to a wide range of hotels, eateries, retail shops and entertainment spots. One street away is Pagoda Street, which has become a pedestrianised mall. Given its heritage, the area is popular with tourists.

The shophouses sit at a unique intersection of culture and urbanisation – housed near various heritage points popular with tourists, while having good accessibility to Singapore’s financial districts at Raffles Place and Shenton Way.
