Four Seasons Park hits new psf-price peak of $3,451

Among condo developments that hit a new psf-price high during the period between Aug 23 and 30, Four Seasons Park topped the list at $3,451 psf. This comes with the sale of a 2,260 sq ft, three-bedroom unit on the 20th floor for $7.8 million on Aug 26. This is the first time a unit at Four Seasons Park crossed the $3,400 psf threshold. It also marks a 4.3% increase over the condo’s previous record of $3,309 psf. The former record high was set in June 2023 with the sale of a 2,260 sq ft, four-bedroom unit on the 16th floor for $7.48 million.

This is the first resale transaction lodged at Four Seasons Park this year. Last year, the project saw three units change hands at an average price of $3,264 psf. The most expensive unit sold last year in terms of psf-price was a 2,260 sq ft, four-bedroom unit on the 16th floor that fetched $7.48 million, or $3,309 psf. Completed in 1994, the 202-unit Four Seasons Park is located on Cuscaden Walk, just off Orchard Boulevard in prime District 10. The development has units measuring between 2,153 and 7,772 sq ft. It is within walking distance of Orchard MRT Interchange Station on the Thomson-East Coast Line and North-South Line.

Another condo that recorded a new psf-price high during the period in review was Park Infinia At Wee Nam, a freehold project on Lincoln Road in prime District 11. An 893 sq ft, two-bedroom unit on the 16th floor was sold for $2.3 million on Aug 27. This translates to $2,574 psf. The transaction surpasses the previous high of $2,527 psf that was set in May when a 1,464 sq ft, three-bedroom unit on the 17th floor was sold for almost $3.7 million. According to URA caveats, the unit sold on Aug 27 was purchased in June 2007 for about $1.3 million, or $1,454 psf. Therefore, the seller made a profit of about $1 million from the sale. The average price of units at Park Infinia At Wee Nam has risen notably since last year. The freehold condo has logged seven resale transactions this year at an average price of $2,394 psf. In comparison, the condo saw seven resale transactions last year averaging $2,222 psf. This marks a 7.7% y-o-y increase. The most recent unit to change hands at the project was a 1,001 sq ft four-bedder sold on Aug 28. The 18th-floor unit was sold for $2.42 million, reflecting a price of $2,417 psf. Completed in 2008, the 486-unit Park Infinia At Wee Nam has one- to four-bedroom units ranging from 560 to 2,002 sq ft. It also has penthouse units spanning 2,702 to 3,315 sq ft.

Meanwhile, The Pier At Robertson took the third spot for new psf-price highs during the period in review. This comes with the sale of a 1,206 sq ft, two-bedroom unit on the eighth floor for $3 million, or $2,488 psf, on Aug 23. The new record inches past the condo’s previous high of $2,452 psf. The previous high was set in June 2012 with the sale of a 990 sq ft, two-bedroom unit on the seventh floor for $2.43 million. The development has seen more resale transactions this year as compared to last year. The unit sold on Aug 23 is the seventh unit to change hands at The Pier At Robertson this year. So far, units at the condo have transacted at an average price of $2,205 psf. In contrast, only one resale transaction was recorded last year: a 657 sq ft, one-bedroom unit that fetched $1.5 million ($2,342 psf) in June 2023.

The Pier At Robertson is a 201-unit freehold development on Mohamed Sultan Road in prime District 9. Completed in 2006, the apartment complex consists of one- and two-bedroom units of 657 to 1,410 sq ft, and three- and four-bedroom units of 1,787 to 4,489 sq ft. The project is near the restaurants and bars along Robertson Quay and within walking distance of Fort Canning MRT Station on the Downtown Line.
