Midtown Bay: Luxury living for the modern urbanite

The completion of Midtown Bay, a 219-unit luxury residence at Guoco Midtown, signifies the full realisation of the work-live-play concept at GuocoLand’s $2.4 billion mixed-use development at Beach Road. Guoco Midtown occupies a massive 226,300 sq ft site, including a 30-storey Grade-A office tower (with 709,000 sq ft of office space), a five-storey Network Hub, and extensive retail and lifestyle space anchored by the first Porsche Singapore Studio, a showroom across an 8,500 sq ft duplex unit. It is rare to find a single development that combines Grade-A office space with quality retail offerings and luxury residential units in the CBD. Developer GuocoLand seamlessly integrates the different spaces, raising the bar for work, live and play concepts in the Downtown Core. The completion of Guoco Midtown has sparked a revitalisation of the Beach Road-Bugis area, akin to Guoco Tower’s transformative effect in the Tanjong Pagar district. It is a testament to the developer’s placemaking abilities. As part of Guoco Midtown, Midtown Bay is ideal for business owners, entrepreneurs, and families who will enjoy the convenience of city living and the prestige of the Guoco Midtown address. It offers a luxury work-live-play concept with the flexibility of space use that is unmatched in the market today. Residents of Midtown Bay will enjoy the state-of-the-art hybrid workspace right at their doorstep with Guoco Midtown’s Network Hub. The café and lounge on the first level are ideal places to meet with business clients or colleagues over coffee.

The various meeting rooms, the boardroom and the MICE room on the second floor of the Network Hub are available for booking for those who want to host seminars, networking sessions or more formal meetings. Hotdesking space and private pods are available for focused work on the second level. The rooftop poolside private dining room is available for more formal dinners of up to 18 people. Guests can book a private chef or cater from the restaurants at Guoco Midtown. True to its name, the Network Hub serves as the social heart of the development. Residents of Midtown Bay can socialise, network and connect with a like-minded community, enjoying the vibrant atmosphere of this first-of-its-kind business social club.

Central nexus of activity

Guoco Midtown’s high level of connectivity helps it to quickly shape itself into a central nexus of activity for the area, attracting more than just office tenants and residents with its inclusive common spaces and easy access. Two large plazas and various smaller common areas with intimate settings are available for different activities, from large events to small gatherings of friends and associates. Combined, they provide over 223,000 sq ft of landscaped public spaces for the residents and tenants of Guoco Midtown to enjoy. Guoco Midtown is directly connected to the Bugis MRT Interchange Station, which serves the East-West and Downtown Lines. From Bugis, it is only one stop to City Hall MRT Interchange Station (for the North-South and East-West Lines) and one stop to Promenade MRT Interchange (for the Circle and Downtown Lines). For drivers, it takes 10 minutes to Marina Bay, Raffles Place, Tanjong Pagar and Orchard Road shopping belt.

Strategically located between three bustling districts: City Hall, Marina Centre and Bugis, Guoco Midtown is seamlessly connected to the neighbouring buildings such as South Beach, Suntec City, and Duo through its underground and overhead pedestrian network.

Upscale work-live-play concept

With Midtown Bay being part of such a large and vibrant development, it is no surprise that its premium units were designed for the modern urbanite. Midtown Bay comprises one- and two-bedroom apartments ranging from 409 sq ft to 753 sq ft and two- and three-bedroom duplexes from 990 sq ft to 1,324 sq ft. Since its launch, over 60% of the units at Midtown Bay have been sold with prices averaging above $3,000 psf. GuocoLand says most owners are attracted by the well-designed layout of the units, the amenities at Guoco Midtown, and the convenience and lifestyle offered by its location. Each unit features luxury finishings such as marble flooring, premium V-Zug kitchen appliances, and high-quality bathroom fittings. A generous ceiling height of 3.2m gives each apartment an added sense of space. Most units have balconies with adjustable screens for privacy and sunlight, allowing the breeze to flow through for added cooling.

The two- and three-bedroom duplex units are ideal as a home office. The lower floor can serve as an office for up to four people*. The upper floor has two bedrooms with a flexible space for a study, walk-in wardrobe or hobby corner. For the three-bedroom duplex, the third bedroom is on the lower floor, along with the living and dining areas, the kitchen, and a bathroom. The duplex unit can be converted into a dual-key apartment**. The upper floor can be rented out for additional income, while the lower floor is retained as a private residence or vice versa. Award-winning interior designers Peter Tay and Nathan Yong have designed several one-bedroom apartments and duplexes at Midtown Bay to showcase the different lifestyles: the entrepreneur, jet setters and DINK (double income, no kids). These units will be sold fully furnished on a first-come, first-served basis.

Premium facilities, unparalleled views

In addition to the facilities at the Network Hub and the other parts of Guoco Midtown, the residents at Midtown Bay enjoy facilities exclusive to them. Residents can enjoy a lap pool on the seventh floor, surrounded by a lush, landscaped garden, providing a tranquil oasis to relax and unwind after work. Reminiscent of a rooftop bar, the area also sports two pavilions with ample seating and grills for residents to host social events. The 25th floor houses Midtown Bay’s Sky Terrace, an open-air double-volume ceiling space designed for residents and their guests to enjoy panoramic views of the Kallang Basin and Tanjong Rhu on one side and Marina Bay on the other. The built-in barbeque pits on this level make it ideal for casual family gatherings and parties.

The Sky Terrace offers a great view of fireworks and light shows over Marina Bay, a perfect backdrop for a New Year’s Eve countdown party. It also offers a good vantage point of the Singapore Grand Prix racetrack, giving residents and their guests a bird’s eye view of the action.

Plugged into a wider community

Another major attraction of Midtown Bay is the vibrant sense of community and lifestyle offerings surrounding Guoco Midtown. The vast assortment of dining, retail and entertainment options within the development and surrounding areas will satisfy almost any craving, need, or inclination. Guoco Midtown has gathered a selection of nearly 30 F&B outlets, offering diverse cuisines from handcrafted udon at Umai to fragrant dishes at the British Indian Curry Hut to satisfy most cravings. Residents at Midtown Bay can typically begin their day with breakfast and coffee at The Telegraph by Olivia, an all-day café on the ground floor of Guoco Midtown. Those who want to host a business lunch need look no further than the award-winning European fine dining restaurant Flutes. On weekends and for catching up with friends, they can consider the four-in-one grill restaurant Setsuri Ishinomaki.

Residents can also find an assortment of restaurants and bars slightly further out at Arab Street and Haji Lane. The area provides many dining and recreation options for residents to smoothly transition from work to play once business hours end. Midtown Bay is also well connected to cultural hubs such as Esplanade, the National Gallery and Bugis, which offer diverse entertainment, cultural, artistic and retail options to help unwind and enrich the soul during weekends and much-needed breaks. For fresh groceries, supermarkets nearby include CS Fresh, Fairprice Finest and Meidi-Ya.
