B2 industrial production site in Tuas on sale for $30 mil

SINGAPORE (EDGEPROP) - An industrial production site at 455 Jalan Ahmad Ibrahim in Tuas has been put up for sale for $30 million. The 184,717 sq ft site is zoned “Business 2” under the Master Plan. The sale of the industrial site will be conducted via a private treaty by CBRE, the exclusive marketing agent. The 99-year leasehold industrial site has a remaining lease tenure of 30 years, which ends in 2054. The site consists of a single-storey building and a two-storey building, and the property has a total gross floor area of about 128,786 sq ft. The existing buildings house an ambient warehouse/production area spanning a total of 93,459 sq ft. It comes with 4,392 sq ft of office space and 30,934 sq ft of ancillary space. The production area features a pitched roof with ceiling heights ranging from 6m to 8.4m. In addition, the site has 20 carpark lots, five lorry-parking lots and two loading bays. The property is also near the Second Link and Tuas Megaport. Graeme Bolin, head of occupier and leasing, industrial and logistics services at CBRE, says that the site’s current underutilised plot ratio of 0.7 indicates significant development potential. “455 Jalan Ahmad Ibrahim offers an opportunity for investors and owner-occupiers to acquire a property with excellent building specifications, ample land for potential redevelopment into a modern warehouse facility, and a strategic location within the heart of the Tuas manufacturing zone,” he says.
