Freehold four-bedroom duplex at Verdure going for $3.38 mil
A 1,733 sq ft, four-bedroom duplex at Verdure, a freehold condo on Holland Road, will be put up for auction by ERA on July 25. The ground-floor unit has a guide price of $3.38 million, which translates to $1,950 psf.
An owner’s sale, this will be the second time that the property will be offered for sale via auction. It will be sold with vacant possession.
The unit first appeared at ERA’s auction last month and was listed at the same guide price. The property was withdrawn from last month’s auction as there was no bidder.

The unit can be accessed via a private lift lobby on the upper floor of the duplex. This floor includes separate dry and wet kitchens, a living and dining area, an en suite master bedroom, two additional bedrooms, and a common bathroom. The lower floor features another en suite bedroom that opens onto an outdoor terrace.

Based on URA caveats, the unit was purchased for $2.53 million ($1,457 psf) in January 2021. Only one resale unit has changed hands at Verdure so far this year. A 1,744 sq ft, three-bedroom penthouse on the fifth floor was sold for $3.55 million ($2,036 psf) on March 1.
The condo also recorded one resale transaction in 2023. A 1,066 sq ft, two-bedroom unit on the third floor fetched $1.97 million ($1,849 psf) in August 2023.
Kenny Neo, senior advisory group division director at ERA and the marketing agent, says that the owners of the unit to be auctioned are upgraders looking to realise the value of their property to support the purchase of their next home. He says this has motivated them to find a buyer soon.

“The guide price of $3.38 million, or $1,950 psf, reflects the value of this property at a competitive price,” says Neo. He adds that the unit has attracted several prospective buyers, including families, who appreciate its spacious layout, featuring a master bedroom, two rooms for children, and an extra room for entertainment or a home office.
Completed in 2012, Verdure is a 75-unit development comprising two- to four-bedroom units ranging from 947 sq ft to 1,765 sq ft, and penthouses of 1,711 sq ft to 2,260 sq ft. The development also has six 5-bedroom semi-detached houses that range from 3,552 sq ft to 3,918 sq ft.

Verdure is within 2km of several primary schools, such as Nanyang Primary School at King’s Road, New Town Primary School at Tanglin Halt Road and Queenstown Primary School at Margaret Drive.
The development is located next to the Holland Park Good Class Bungalow Area and is near the F&B and lifestyle hubs of Holland Village and Dempsey Hill.
